How we are structured, up front

Main Street Funding is a real estate investment company. We buy property for our own account, and on some purchases we assign our contract to another buyer in our network before closing. When that happens the price, the terms and the closing date your seller agreed to do not change, and we will tell you it is happening rather than letting you find out from the title company.

We are not a lender, not a mortgage broker and not a real estate brokerage. We do not represent buyers or sellers and we do not collect a commission from anybody.

Inspection period, then close

We ask for 10 to 14 days to inspect. After that we close in 7 to 14 days at the title company of your choosing or ours.

If you are the listing agent

You have almost certainly been burned by an investor who tied up a property, went quiet and cancelled on day fourteen. Three things we do differently, and you are welcome to hold us to them.

Your commission is not a negotiation

We do not ask you to reduce it, split it or credit it back at closing.

Straight answers

Are you a lender?

No. Main Street Funding buys residential property. We do not lend, we do not broker loans, and we are not a licensed real estate brokerage. We are the buyer.

Do you ask agents to reduce their commission?

No. Your commission is between you and your seller and we do not negotiate it. We have never asked an agent to cut a fee and we do not intend to start.

Will you actually close, or tie the property up and walk?

We use the inspection period in the standard contract for its intended purpose, which is inspecting. If we cannot close we tell you inside that window rather than at the closing table, and you keep the deposit terms you agreed.

What condition will you buy in?

Any. Roof, foundation, fire damage, hoarder conditions, failed inspections from a previous buyer. Rough houses are the ones we are actively looking for.

Do you need financing?

No mortgage contingency. Funds come from our own capital and our buyer network, and we will provide proof of funds with the offer.

What happens to the house after closing?

It gets renovated and resold or rented. If it is resold and you would like the listing, ask us. We would rather send it back to the agent who brought us the deal.
